Greetings, %%Facility name%%. Welcome to our first eNews for 2011... and what a year this one is shaping up to be! If the workload in Sales is anything to go by, it looks like things are quickly picking up pace following the GFC of 2009/2010.

A number of our customers have also been in contact regarding facility upgrades and expansions - which is great to see. We hope that other parts of the world will soon follow suit, particularly some of our American customers, who were hit hard by the recession.

But back to the newsletter and we have some great tips & ideas, thanks to some of our great Guest Bloggers from around the world. The usual regulars are also back for another year.

Facility of the Month

This month's Facility of the Month is Superior Storage, in Rotorua, New Zealand. We recently caught up with Russell for a quick chat...

StorMan: How long have you been with Superior Storage and what is your role there?

Russell: I have been with Superior Storage right from the beginning where we came up with the concept through to the plan and then the build. I am the Managing Director, one of a group of four Directors all of whom have other businesses so we have a wealth of business experience to draw from. I am also the facility manager alongside my invaluable team member Santi Hari who runs the facility when I am not here.

 

StorMan: Tell us a little about the facility & the units...

Russell: We have 250 units and because of demand, even through a recession, we are in the process of constructing a further 100 which will come online in 3 months.

 

StorMan: Besides storage, what other products or services do you offer?

Russell: We have a wide range of boxes, packaging materials and padlocks. We also offer insurance and a free loan trailer. We are right next to Rotorua Airport so provide a drop off and pick up service for our customers who park their vehicles in our facility.

 

StorMan: Do you have any funny or interesting stories to tell?

Russell: We had a couple recently who disappeared into their storage unit for a very long time (hours) and it was only a very small unit so I was a little concerned. On checking on them they apparently had been "resting". Hmmm, that is a name I had not heard it called before! I have also found customers dazed and confused after having a run in with the electric fence (which, admittedly is not that funny for them - but it does keep us amused!).

 

StorMan: How long have you been using StorMan for?

Russell: We have been using StorMan since we opened 3 years ago!

 

StorMan: Anything interesting about your area, or the building itself?

Russell: Our property was previously an apple orchard and maze thus our facility was built from scratch - having to clear out a massive amount of flax (which we donated to the Bay of Plenty Polytechnic for Maori weaving).

During development of Stage 1 we recycled all our building materials so at the end of the project there were only three bags of litter that went to the land fill. All the scrap metal (a little over 2 tonnes), plastic etc was recycled - a total of 3 large skips. We were rewarded with the “Supreme Community Award - Keep Rotorua Beautiful 2008” for our efforts.

We entered the Westpac Business of Excellence 2009 Awards - Emerging Business Category and were successful in qualifying as one of the 3 finalists.

In terms of our location, we are situated opposite Rotorua Airport and as we are on the main highway to and from Rotorua we have a very high volume of traffic driving by daily. Surrounding businesses in our area are Damar Paints Factory, Checkmate Precision Tools (Saw Manufacturing Company), Bidvest (major food supplier to hotels and restaurants), the training centre for the NZ Fire Service, Airport Motors and a Storage King Franchisee.

 

StorMan: How has StorMan made things easier for you?

Russell: The reporting systems are awesome and are so easy to understand. We thank the StorMan Support people who are always so helpful and pleasant. Nothing is ever a problem.

 

StorMan: And finally... what's your favourite StorMan feature?

Russell: One that comes to mind - the ability to do our transactions through Ezidebit. Not having the responsibility of chasing up payments will certainly cut down our administration time. Actually I like everything about StorMan!

Queensland Floods

As many readers would know, a large part of the state of Queensland was recently flooded. Many of you would have seen images of these and the Brisbane CBD floods on the news. Although the StorMan office & staff members' homes were safe, thousands of Queensland residents weren't so lucky; with many homes & possessions completely destroyed.

In terms of the Self Storage industry, we were made aware of a number of facilities that were affected by flooding and have been on hand to assist them in getting back up and running in terms of their computer systems & software.

We wish to thank everyone who emailed us wishing us well & offering support when StorMan staff were working from home or friends' places to keep things running for everyone. We've put together a package on our website, featuring some of your wonderful comments, well-wishes as well as a few flood photos taken by StorMan staff & friends of either the city areas of areas near their homes.

The past year in the storage industry has been quite challenging. The U.S. recession has changed many markets and the way customers and operators act. A higher percentage of customers have been shopping around more for the best price with some willing to travel beyond the normal market limits to get a great price. We've also noted an increase in customer willingness to relocate or threaten to a competitor for a better deal. Plus some customers are staying shorter periods than in previous years.

Storage operators have responded by offering more generous specials and often have reduced their rates across the board. The largest U.S. storage companies, the Real Estate Investment Trusts (REIT) have often led the way toward heavy discounting across the board in the markets they serve. We suspect that some operators may feel the REIT's know more and are following suit with reductions that may not be needed, at least not as deep... continue reading this blog.

Acronym of the Month

CAPTCHA stands for 'Completely Automated Public Turing test to tell Computers and Humans Apart' and refers to the often hard-to-read series of letters and numbers found on website contact forms and the like.

A CAPTCHA is a type of challenge-response test used in computing as an attempt to ensure that the response is not generated by a computer. The process usually involves one computer (a server) asking a user to complete a simple test which the computer is able to generate and grade. Because other computers are supposedly unable to solve the CAPTCHA, any user entering a correct solution is presumed to be human.

CAPTCHAs are often hard to read and those with a vision impairment often have to rely on audio CAPTCHA's, which are sadly not always implemented. A number of teams have been working on simplifying the CAPTCHA process, by replacing the distorted characters with photos of different animals and asking the user to click on, say, the photo of the cat. Other CAPTCHAs display a series of upside down and rotated photos and ask the user to turn them all upright before letting the user continue.

Texas Self Storage Association Looks Forward to 2011

BoxWell, here we are looking toward the end of another year... another strange year that has brought challenges as well as opportunities to the self-storage industry. From all reports, Texas has fared well throughout these turbulent times and for that, we are thankful. Although we have heard from some members of their struggles with lower than usual occupancy levels, and higher move-out rates, overall they’re doing well.

TSSA has responded by offering educational sessions featuring marketing, sales and customer service topics – all in an effort to help members reach customers, close the sale and then hang on to them! We’re encouraged by the funding opportunities available through SBA and USDA. Not all of our members will qualify for these loans, but these sources have not been available to the self-storage industry before, and we’re hopeful that it is a sign of good things to come for our members... continue reading this blog.
