Greetings, %%Facility name%%. Welcome to our April issue; featuring a 'Facility of the Month' with a bit of a twist, the usual regulars + some great tips on saving hundreds (if not thousands) of dollars a month on your merchant service fees!

We're also giving away a bunch of stuff - including movie passes, 100 free SMS's on every new Thinc signup (it's free to signup, too) and there's another SSAA (Self Storage Association of Australasia) 2011 Convention pass worth over $1200 to be won!

Keen-eyed readers will also notice some cosmetic changes to the newsletter this month; mainly an increase in font size based on reader feedback. If you have any other feedback to provide, please let me know. After all, this is your newsletter. As usual, if you have any comments, ideas or suggestions, just get in touch with me via andy@storman.com.

Until next time, happy surfing! :-)

100 free TXT's

Contacting your storers via SMS (also known as Text Messaging) is effective & cheap... especially when your customer is almost guaranteed to read it as soon as they hear the text message arrive on their mobile phone.

With thousands of TXTs being sent by StorMan users to their storers each month, it's one of the most popular ways to make contact with overdue storers that are in arrears. It's so effective that some StorMan users now plan their day around the fact that their phone will always ring after the reminder SMS's have been sent as part of Daily Processing, as customers will call the facility to pay an overdue invoice over the phone.

Not sure if SMS is right for your facility? No problem - we welcome you to try our SMS module and get the first 100 text messages free! It's free to sign up and all messages have delivery-receipts that are recorded against the customer's account in StorMan - meaning they'll hold up in court when storers try the "What do you mean my account is overdue?" line on you.

Click to signup and get your first 100 messages free or call your local StorMan Sales Office for more information... happy TXTing!

Save on Merchant Service Fees

Save heaps!Aquastack, a dry-stack boat storage facility in Perth, recently switched to one of our new payment modules and saved over $1,300 per month in transaction fees. Let's find out how...

Whenever you have a merchant payment service such as a module to process direct debits or credit cards, there are a number of fees to take into account...

  • Firstly, there are the fees charged by the Payment Processing Company to use their processing systems. Some merchants charge a monthly fee and others a per-transaction fee.

  • Secondly, there are the fees charged by the bank you use in conjunction with the above. These are called Merchant Services Fees. These are usually a percentage based, per-transaction fee that is on top of the fees charged by the Payment Processing Company to use their system.

In Aquastack's case, it was the Merchant Services Fees that were costing them an arm and a leg (so to speak) each month.

With over $54,000 in credit card payments to process each month and Merchant Services Fees of 3.3% per transaction, it's easy to see why Aquastack wanted to make some changes.

Making the switch
Let's see how switching providers saved them over $1,300 a month in Merchant Services Fees...
  • OLD PROVIDER: $54,000 a month in credit card payments needed to be processed by Aquastack. At 3.3% per transaction, this equates to $1,782 per month in Merchant Services Fees.

  • NEW PROVIDER: $54,000 a month in credit card payments needed to be processed by Aquastack. At only 0.88% per transaction, this equates to $476 per month in Merchant Services Fees.

...the result? Over $1,300 per month saved on Merchant Services Fees (just over $15K a year)! But the often overlooked net result is that if your facility was valued with a cap rate of 9%, then this saving could equate to an extra $175,000 come sale time! What are you doing with your bottom line this month?

Facility of the Month

This month's Facility of the Month is Fremantle Boat Park, in Fremantle, Western Australia. We recently caught up with Emma for a quick chat...

StorMan: Tell us a little about the team behind Fremantle Boat Park?

Emma: Cale is the Manager of the Fremantle Boat Park. He has a number of Yard staff including qualified forklift drivers and general yard hands who all hold RST’s (Recreational Skippers Ticket) to help assist our clients on return from a great day in the Swan River, Rottnest Island or Carnack Island. FBP also has a sales brokerage operated by Mark Denham (our Sales Manager) for anyone interested in buying a new or second boats. I do the accounts and assist with new move in and moves outs.

StorMan: Tell us a little about the facility & the units...

Emma: Starting out with temporary racks and 50 boats, Fremantle Boat Park now has over 250 boats ranging in size from 18ft to 38ft LOA. We have 10 wet pens which have been 100% occupied since we opened. The occupancy rate is now over 98%. Fremantle Boat park has 22 on site storage units that range in size from 3x1.5m to workshop size that clients can rent.

We have also had to recognise the need for client to store their trailers. We have trailer storage facilitys in South Fremantle that our clients can store their boats for a small monthly fee.

StorMan: Besides storage, what other products or services do you offer?

Emma: We have small units for our clients to put such things as crab nets, fishing equipment, tenders etc. We also have an off-site trailer storage facility in South Fremantle available to anyone who requires trailer storage. We have ice and bait for sale that clients can add to their accounts and pay when they get their monthly account.

We have a vending machine with a range of cool drinks, chips and other snacks for a very reasonable price. Through Mark Denham we have a brokerage service so clients who wish to sell their boats have direct access to Mark- there is no need to remove your boat for a sale. Non-client lifting and hardstand for maintenance can also be arranged.

StorMan: How long have you been using StorMan for?

Emma: We have been using StorMan for about two years now and find it simple and effective to use.

StorMan: Anything interesting about your area, or the building itself?

Emma: Fremantle Boat Park is the leader in boat stacking in Western Australia, being the first company to undertake a designated large scale boat stacker in this state by developing the Fremantle Boat Park. Using experience gained from over a decade in general domestic self storage, coupled with extensive construction knowledge from the last 40 years, the Parsons Group took the bold step to tackle the problem faced by WA’s growing recreational boaters: "Where do I put my boat?"

The Fremantle Boat Park is located in the heart of Fremantle between Mews Rd and the Fishing Boat Harbour, a 2 minute walk from the famous Freo Café Strip. The park offers unsurpassed convenience to boat owners who want quick access to the ocean. Fishing, diving and ocean cruising are only minutes away from this world famous harbour. The Fremantle Boat Park occupies Lots 1883, 1884 and 1885 Mews Rd in Fremantle, which immediately adjoins the Fremantle Fishing Boat Harbour providing sheltered waters and direct access to the Indian Ocean.

The Fremantle Boat Park began in 2005 after the acquisition of three adjoining Lots on Mews Road in Fremantle (Fishing Boat Harbour). Unlike many projects of its type undertaken around the world, Fremantle Boat Park had to be developed over three lots each exhibiting the remains of various land use, rather than from a "clean" site.

The stackers and building itself has been built by the Parsons’s family who have been in the building industry for nearly 50 years. Parsons Group have recently been involved in building Self Storage units in Bibra lake, Cockburn, Wangarra and Lansdale.

StorMan: How has StorMan made things easier for you?

Emma: The ability to have a centralized admin branch where we can operate StorMan for two sites – we also run Port Bouvard Marina helps keep wages cost down. Also the ability to run all of the necessary reports, letters, daily transactions at the click of a mouse.

Controlling the daily running of the office completing the opening and closing procedures are hassel free – not having to think about who is due to pay today and who is overdue or who’s insurance is expiring.  I can easily find what I need to.

StorMan: And finally... what's your favourite StorMan feature?

Emma: Not having to remember everything – the section for notes helps me keep track of what I have said to each individual client, what I have quoted, when they are moving in/out, what type of boat they have or even the story they just told me so I can make reference to it next time they come in – clients love it when you remember them.

I don't need pieces of paper around the office with notes on them trying to remember everything about everyone. The ability to email all of our clients helps keeps office running costs and down not to mention the time it saves. We are also looking at new software designed to suit our stackers – we are hoping to have online software that allows clients to book their boats in online again reducing running costs, improving safety and efficiency.

Many thanks to Emma and the team at Fremantle Boat Park in Western Australia for her time and input!

Monthly Brainteaser

What does this represent? gesg, segg, gegs, gges.

Answer to last month's brainteaser: There are a few answers, but the most popular is "a sponge".

Monthly Flashback

This month we flashback to October 2009 when Andy wrote a blog about the use of Twitter for Self Storage. The post also featured a short how-to video, which shows how to sign-up & use Twitter. Read Andy's blog here.

Computer Tip of the Month

Internet Explorer 9

The latest version of Microsoft's built-in web browser has just been released. Version 9 brings to the table more security enhancements, improved tab-browing and better support for web standards.

If you're an Internet Explorer user, updating to the most recent version is generally wise, as older versions do not always correctly render web page correctly and may contain security flaws if left unpatched. As always, check with your IT Technician before upgrading to the latest version.

You can download IE9 from Microsoft here.

Link of the Month

SwapHave you ever wondered what that new hip-hop song on the radio is actually referring to? Or what your friend means when they tell you they spent all day PixelCounting? and how about that colleague that keeps complaining about having to MicroWait?

Ponder no more - because the Urban Dictionary is bound to provide you the answer to that buzzword, new phrase or chat acronym.

As an unmoderated, 100% user-driven dictionary, keep in mind that some of these words (and definitions) won't exactly make their way into the local Oxford Dictionary!

Darran's Latest Gadget

DarranHi there - I'm Darran, one of StorMan's Technical Support Agents. Each issue, I'll trawl through the deep depths of the internet to find you a funky piece of software, hardware or other interesting technological trinkets.

The Swiss Army Knife to rival ALL others: This is one for the person who has everything... because even then, they're bound not to have one of these monstrosities - the Swiss Army Knife that almost needs a Swiss Army Helicopter just to carry around.

This 22cm behemoth comes with a pricetag to match - USD $999. It's actually a unique special edition knife that contains all 85 tools currently produced by Wenger (makers of the Genuine Swiss Army Knife). These 85 tools (view the complete list here) can be used in over 100 functions and it's the world's largest Swiss Army knife.

It's not exactly going to win any awards for lightest, smallest or most efficient tool, but you'll be pleasted to know that despite it's almost 1kg weight, it has a keyring on it - allowing you to clasp it to your keys and shove it in your suitably oversized pocket. Buy one here.

Acronym of the Month

If you've ever watched a video on your computer, you've probably come across an "AVI" file. AVI stands for Audio Video Interleave and is a multimedia container format introduced by Microsoft in November 1992 as part of its Video for Windows technology.

AVI files can contain both audio and video data in a file container that allows synchronous audio-with-video playback. Like the DVD video format, AVI files support multiple streaming audio and video, although these features are seldom used.

Read more about the AVI file format at Wikipedia.
